More homes are selling here even with rates above 7%

Freddie Mac put the 30-year fixed rate at 7.40% as of October 8, 2026. That is the number everyone feels. Here is the number that matters for your decision: the Real Estate Data Aggregator counted 1,636 homes sold across this market in the three months ending August 31, 2026. That is up 14% from the same months a year before. Demand did not disappear. It slowed down and kept moving.

Good question if you are wondering: are people actually under contract, or just browsing? The Real Estate Data Aggregator counted 1,635 pending sales in the same period, up 6.7% from a year ago. That is the contract stage. That is the unglamorous part nobody posts about. It is also the part that tells you the market is real.

Rates are high. So why are more homes closing?

Maybe buyers have accepted that 7% is the new normal for now. Maybe sellers are pricing more carefully. Maybe both. What the Real Estate Data Aggregator shows is that 2,074 new listings came to market here, up 1.8% from a year ago. Homes for sale dropped 3.4% to 2,231. More buyers, fewer choices. That combination tends to keep sales moving.

CNBC reported that 60 percent of consumers are putting off big projects and switching to maintenance mode at these rates. That is real. And yet the closings are happening. Payment planning matters more right now than it did two years ago. That is the honest admission. The activity is still there.

What each ZIP code showed

Not every ZIP moved the same way. The Real Estate Data Aggregator showed some clear differences across the three months ending August 31, 2026.

Homes sold by ZIP code, three months ending August 31, 2026
89138 – Las Vegas, NV24389134 – Las Vegas, NV22889178 – Las Vegas, NV20889135 – Las Vegas, NV20689149 – Las Vegas, NV17989117 – Las Vegas, NV18489129 – Las Vegas, NV16689145 – Las Vegas, NV104

ZIP 89134 had the biggest year-over-year jump: up 46.2% in homes sold, according to the Real Estate Data Aggregator. That is the one that stands out. ZIP 89138 was up 23.4%. ZIP 89178 was up 19.5%. On the other side, ZIP 89144 was down 11.6% and ZIP 89149 was down 1.6%. Not every corner of this market told the same story.

Prices: some up, some down, all worth knowing

Good question if you are wondering whether prices held. Some did, some did not. The Real Estate Data Aggregator showed ZIP 89135 up 11.1% to a median of $877,500. ZIP 89145 was up 9.9% to $401,000. ZIP 89138 was up 5.3% to $800,000. Those are real gains.

On the other side, ZIP 89178 dipped 12.4% to a median of $450,000. ZIP 89129 was down 10.9% to $410,000. ZIP 89144 was down 10.3% to $525,000. Prices dipped in some spots. That is worth naming plainly. It does not mean those ZIPs are broken. It means pricing your home carefully matters even more right now.

How fast are homes going under contract?

This is the part that surprises people. The Real Estate Data Aggregator showed that in ZIP 89145, 35.3% of homes went under contract within two weeks of listing. That is more than 1 in 3. ZIP 89129 was at 29.9%. ZIP 89117 was at 31.3%. Those are not slow-market numbers.

What about the national picture?

The National Association of Realtors reported that existing-home sales fell 2.0% month over month in August 2026. But they are still up 1.6% year to date through the first eight months of 2026. Nationally, months of supply sits at 4.9 months, the highest in over ten years, according to the National Association of Realtors. This market's supply dropped to 2,231 homes, down 3.4%. That gap matters.

Realtor.com reported that active listings nationally are up 6.7% from a year ago, the fastest pace since February. Here, the Real Estate Data Aggregator shows listings down 3.4%. Tighter supply here than the national trend. That is a meaningful difference for anyone planning a move.

What this means if you are thinking about a move

Maybe you are ready now. Maybe six to nine months from now is your window. Either way, this is the CLARITY that matters: demand is real, contracts are happening, and the rate at 7.40% is the cost of doing business right now, not a reason to stop planning.

The unglamorous part is the payment math. Run it before you fall in love with a list price. That is the work that actually gets you to the contract stage. The tour is the fun part. The numbers are the part that sticks.
