Sales rose faster than listings in the Primary market

By Christal Allen-Harrahill
Real estate, Primary market

Here is the fact that most changes what you should do right now. The Real Estate Data Aggregator counted 1,636 homes sold across the Primary market in the three months ending August 31, 2026, up 14% from the same months a year before. New listings rose just 1.8% over the same stretch. Buyers gained faster than sellers did. That gap is the TIMING signal.

You might be asking, "Are buyers still out there at 7% rates?" Good question. Freddie Mac put the average 30-year fixed rate at 7.32% as of October 22, 2026. And yet the Real Estate Data Aggregator still counted 1,636 closed sales. Buyers are adjusting, maybe stretching their budget, maybe choosing a smaller home. Either way, they are writing contracts.

Pending sales across the Primary market hit 1,635, according to the Real Estate Data Aggregator, up 6.7% from a year before. Pending is the unglamorous number most people skip. It is the one that tells you what closes next month. When pending rises while listings barely budge, that is a quiet sign of DEMAND holding.

How each ZIP code read in the same period

The market-wide number is real, but each ZIP tells its own story. Some moved faster than the average. Some slowed a little. Here is where each one landed on days to sell, the measure that most sellers feel in their gut.

Median days on market by ZIP, three months ending August 31, 2026
  1. 189145 – Las Vegas, NV49 days
  2. 289179 – Las Vegas, NV50 days
  3. 389178 – Las Vegas, NV51 days
  4. 489117 – Las Vegas, NV52 days
  5. 589129 – Las Vegas, NV53 days
  6. 689144 – Las Vegas, NV56 days
  7. 789149 – Las Vegas, NV59 days
  8. 889135 – Las Vegas, NV65 days
  9. 989134 – Las Vegas, NV67 days
  10. 1089138 – Las Vegas, NV70 days
Real Estate Data Aggregator. Lower is faster. 89145 was the quickest; 89138 took the longest.

89145 had the shortest wait at 49 days, per the Real Estate Data Aggregator. 89138 had the longest at 70 days. That is a 21-day gap inside the same market. Your street may read differently from your ZIP code, and your ZIP code may read differently from the market total.

Prices: some ZIPs rose, some dipped

Not every ZIP saw prices climb. That is an honest admission worth making. The Real Estate Data Aggregator shows 89135 led with a median sale price of $877,500, up 11.1% year over year. Meanwhile, 89178 came in at $450,000, down 12.4%. Both are real, and both matter depending on where you are.

Quick-contract rate: who went under contract within two weeks

This is the number most sellers never ask about, and it is the one I find most telling. It shows how many homes found a buyer within 14 days of listing. A high share means buyers are ready and priced homes are not sitting.

89145 had 35.3% of homes go under contract within two weeks, the Real Estate Data Aggregator shows. That is more than 1 in 3 homes finding a buyer fast. 89135, despite having the highest median price, saw just 17.2%, and that share fell 17.3 points from a year before. Price point and speed do not always move together.

What the national picture adds

The National Association of Realtors reported existing-home sales nationally hit 3.99 million units in September 2026. Prices nationally were up 1.3% year over year, per the same report. Our Primary market's 14% sales gain outpaced that national pace by a wide margin, according to the Real Estate Data Aggregator.

Freddie Mac reported the 15-year fixed rate averaged 6.68% as of October 22, 2026. Some buyers use that to lower their monthly payment if they can handle the shorter term. Maybe that is your buyer. Maybe it is someone on a 30-year. Either way, the contracts are closing.

In short
  1. Sales up 14%.
  2. New listings up just 1.8%.
  3. Homes for sale down 3.4%.
  4. Pending sales up 6.7%.
  5. The three months ending August 31, 2026 showed more buyers than new supply in the Primary market, even with a 7.32% rate from Freddie Mac.
  6. That can support your timing, maybe now, or six to nine months from now.

One more thing: a single street can read very differently from the ZIP code it sits in. And one ZIP can read very differently from the market total. If you want to know what your corner of this market looks like, reply and tell me your street.
